"Should I buy my next home first, or should I sell my current home first?"

It's one of the most common questions I hear from homeowners who are ready to make a move.

The truth is, there isn't one right answer. The best strategy depends on your financial situation, your goals, your home's value, and the current real estate market. What works perfectly for one family may create unnecessary stress for another.

As a Realtor, one of the first things I do is help my clients build a plan before they ever put a sign in the yard or schedule a showing.

When Selling First Makes the Most Sense
Selling your current home first is often the safest financial choice.

It allows you to:

Know exactly how much money you'll have available for your next purchase.
Avoid carrying two mortgage payments at the same time.
Write a stronger offer because you already know where you stand financially.
Reduce the risk of purchasing a home you ultimately can't afford.

Before listing your home, ask yourself:

Is my home ready for the market?
Have I completed the small repairs that could help it sell faster?
Have I decluttered and prepared it for professional photography?
How much equity do I have?
If my home sells quickly, do I have a temporary place to stay?
Sometimes the answer to that last question is staying with family, renting short-term, or negotiating a lease-back from the buyer.

When Buying First Might Be the Better Choice
Sometimes buying first makes more sense. This is especially true if:

You're looking for a very specific property that doesn't become available often.
You're relocating and have a firm timeline.
You have enough savings or financing options to comfortably own two homes for a short period.
You don't want to feel rushed into buying after your current home sells.
If you find what I call your "unicorn home," waiting until after your home sells could mean missing the opportunity altogether.

That's why it's important to understand your options before you begin your search.

Other Factors to Consider: There are several additional pieces of the puzzle that can influence the right strategy.

Your Equity: Knowing how much equity you have helps determine how much you'll have available for your down payment, closing costs, and moving expenses.

Current Market Conditions: Is it a seller's market, where homes are selling quickly? Or is inventory increasing, giving buyers more choices? The answer can dramatically change your strategy.

Financing: Will your lender require you to sell your current home before purchasing another? Can you qualify without selling first? Talking with your lender early can help answer these questions.

Your Comfort Level: Some people are comfortable with a little uncertainty. Others prefer having every detail planned before making a move. Neither approach is wrong. The best plan is one that fits both your finances and your peace of mind.
